For sale: the property named Kangas (plot ID 249-410-22-360) contains two residential and commercial buildings. Commercial premises are at street level. The plot area is 3,582 m². The property with its buildings forms an indivisible whole and will not be divided or sold in separate parts. The property is sold as one lot including the land and the purchased electricity, water and sewer connections. The commercial premises are close to town centre services and are suitable for a variety of uses.

This property suits an owner-operator who wishes to run a business and/or rental operations and possibly live in the same or adjacent building. It is also suitable for a developer considering new construction. This is the most impressive waterside property along Keuruu’s main street, with views over the water. 1) At Keuruuntie 5, 42700 Keuruu is Kiinteistö Oy Keuruun Keuruuntie 5 (Business ID 0798671-4), whose entire share capital is sold within this transaction. The log-constructed, two-storey building completed in 1928 has a floor area of 400 m². The ground-floor spaces include five (5) separate commercial units (170 m², 75 m², 20 m², 36 m², 50 m²), one of which also has an area in the basement. The upper floor comprises a residential apartment (kitchen + living room + 3–4 bedrooms + utility room + walk-in closet + bathroom + sauna + 2 WCs) of approx. 161 m² plus a large open balcony. The apartment is let on a permanent tenancy. The residential unit has its own electricity meter and an electric hot-water heater. The commercial units have separate sub-meters. Large commercial units have had their vinyl flooring removed. The single-storey section of the building is let to a hobby group on a permanent tenancy. Heating for this building is supplied from the other building on the property (oil heating with water-circulated radiators). The building could be connected to district heating.

The street-level commercial premises were cosmetically renovated in 2025. The sheet-metal roof has been replaced earlier.

2) At Pitäjäntuvantie 4, 42700 Keuruu is a concrete commercial/office/residential building (floor area approx. 240 m²) completed in 1954. The building includes 2–3 office or commercial spaces (approx. 150 m²) and a two-storey residential section of approx. 76 m². The dwelling comprises 2 rooms + kitchen + bathroom + sauna + walk-in closet + ground-floor lobby + WC + utility room. The property can be connected to district heating. The residential windows offer a beautiful view over Lake Tarhia and the library shore and the riverside pedestrian and cycle path. A boat berth can be rented from the shore.

Windows at the west end of the building have been renewed. An underground oil tank has been removed. There is now an oil tank in a technical room with a containment sump (1,200 litres). Radiator thermostats, the oil boiler and the sheet-metal roof have been replaced.

The two buildings (Keuruuntie 5 and Pitäjäntuvantie 4) share a water-circulated heating system (radiators) so that heat produced by the oil boilers at Pitäjäntuvantie 4 is distributed via a duct also to the Keuruuntie 5 building. Hot water for the commercial premises is included in the rent; Keuruuntie 5’s residential unit has a separate electric hot-water cylinder. Oil consumption for the buildings during the most recent full calendar year has ranged between 9,010 and 13,511 litres, depending on winter severity and occupancy of the premises.

Floor areas have not been professionally measured. The building was constructed at a time when asbestos was commonly used in building materials. Some asbestos-containing materials have already been removed during renovations. No asbestos or hazardous materials survey has been carried out.

The buyer is responsible for future uses of the buildings, required permits and any demolition costs.

There are no mortgages or charges on the property or the buildings for sale.

According to the plan, the plot is marked AL (residential, commercial and office block) with an efficiency coefficient (e = 0.60). Building rights are for a two-storey building. The property also has a detached-house plot under the older local plan of 25/05/1961 (e = 0.25), but it is unlikely that a building permit for a detached house would now be granted.

The seller is responsible for taxes and other public charges on the property up to the transfer of ownership. The seller covers running costs and insurances of the buildings until the sale, after which the buyer is responsible.
