On the property named Kangas (249-410-22-360) there are two residential and commercial buildings. Commercial premises are on the ground floor. The land area is 3,582 m². 1) At Keuruuntie 5, 42700 Keuruu is Kiinteistö Oy Keuruun Keuruuntie 5 (business ID 0798671-4), whose entire share capital is sold in the same transaction. A log-constructed, two-storey building completed in 1928 with a gross floor area of 400 m². The ground-floor spaces comprise five (5) separate commercial units (170 m², 75 m², 20 m², 36 m², 50 m²), one of which also has use of a cellar space. The top floor comprises a residential apartment (K+living room+3–4 bedrooms+utility room+walk-in closet+bathroom+sauna+2 WCs) approximately 161 m² plus a large open balcony. The apartment is let on a contract of indefinite duration. The residential area has its own electricity meter and an electric hot-water heater. Commercial premises have their own sub-meters. Vinyl floors have been removed from the large commercial spaces. The single-storey part of the building is let to a hobby group on a continuing lease. The building’s heating is supplied (oil-heated hot-water radiators) from the other building on the property. The building can be connected to district heating.


The street-level commercial premises were superficially renovated in 2025. The metal roof was replaced earlier.


2) At Pitäjäntuvantie 4, 42700 Keuruu is a 240 m² concrete commercial/office/residential building completed in 1954. The building comprises 2–3 office or commercial units (approx. 150 m²) and a two-storey residential section of approx. 76 m². The residential apartment layout is 2 rooms + kitchen + bathroom + sauna + walk-in closet + ground-floor lobby + WC + utility room. The property can be connected to district heating. Windows from the residential rooms offer a beautiful view of Lake Tarhia (part of the Keurusselkä water area), the library shore and the pedestrian/cycle path along the shore. It is possible to rent a boat berth by the shore.


The windows at the west end of the building have been renewed. The underground oil tank has been removed. An oil tank is now located in the technical room in a catch basin (1,200 litres). Radiator thermostats, the oil boiler and the metal roof have been renewed.


The water-based heating systems (radiators) of both buildings (Keuruuntie 5 and Pitäjäntuvantie 4) are connected so that heat produced by the oil boilers in Pitäjäntuvantie 4 is distributed via a channel also to Keuruuntie 5. The floor areas have not been independently measured. The building was constructed at a time when asbestos was commonly used. Part of the asbestos-containing materials has already been removed during renovations. No asbestos or hazardous-material survey has been carried out.


The buyer is responsible for the future use of the buildings, obtaining any permits and any demolition costs.

Under the zoning plan, the area is designated AL (residential, commercial and office block) with a floor-area ratio (e = 0.60). Building rights are for a two-storey building. The property also includes a detached-house plot according to the old zoning plan approved on 25 May 1961 (e = 0.25), but a building permit for a detached house is unlikely to be granted now.

Conclusion of sale

The entire land and the buildings at Pitäjäntuvantie 4 and the old log building (gross floor area approx. 30 m²) are sold by real-estate deed, which must be drawn up in the form required by the Land Code. Two-thirds of the seller’s accepted purchase price will be allocated to the buildings at Pitäjäntuvantie 4 and to the entire plot. The purchased utility connections for electricity, water and sewer will transfer to the buyer upon payment of the purchase price.


A separate share-purchase agreement will be made for shares 1–1500 representing the entire share capital of Kiinteistö Oy Keuruuntie 5 (internal company). Share transfers will be executed after payment of the purchase price on paper share certificates. One-third of the seller’s accepted purchase price will be allocated to the shares of Keuruuntie 5. The company articles contain a redemption clause, for whose removal the seller has applied to the Finnish Patent and Registration Office (PRH). The clause will not be used in any case as the seller owns the entire share capital.


The timing and place for signing the deeds will be agreed with the buyer separately. The buyer must commit to completing both transactions by 5 June 2026. Payment of the purchase price is made at the signing. The estate agency will prepare the deeds and arrange the signing.


The seller will hand over the keys and property documents at the deed-signing event. Keys and control of let premises remain with the tenant. Existing leases, including deposits, transfer to the buyer at completion.

Other costs
The buyer is responsible for the real-estate transfer tax of 3% of the realised purchase price, the notary fee (€143) and the title-deed fee (€172), and for the share-purchase transfer tax of 1.5% of the share purchase price.


Withdrawal from the sale
A party that refuses to complete the purchase must, under the Land Code, compensate the other party for costs incurred from advertising, inspecting the property and other necessary actions related to concluding the sale in the amount of €800.
