Handling of bids


The City of Salo reserves the right to accept or reject the highest bid. Conditional bids will not be accepted.


Bids made in the auction are binding. Failure to pay the offered purchase price and/or reservation payment within the given time will give rise to liability for damages (see "Withdrawal from the sale" below).


NOTE! Ownership and possession transfer to the buyer under the terms set out in the deed of sale.


Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.


Inspection of the property


Before submitting a bid, the bidder is obliged to inspect the property, documents and records. The buyer cannot later rely on a matter that could have been observed during a prior inspection.


Information provided by the seller


The seller warrants that they have provided the buyer with all information known to the seller that can be assumed to affect the transaction.


Conclusion of the sale


The sale of real estate must be made in the form prescribed by the Land Code. The time and place for signing the deed will be agreed with the buyer separately. Payment of the purchase price takes place at the signing. No deed official fee is payable.


Other costs


The buyer is responsible for any transfer tax applicable under current tax practice.


Withdrawal from the sale


A party refusing to conclude the sale must, under the Land Code, compensate the other party for reasonable costs caused by the advertisement, property inspection and other necessary acts related to the sale.


Bids made in the auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price leads to liability for damages.


By placing a bid the bidder agrees that if they withdraw from the sale after making the bid, they shall pay the seller a contractual penalty under Chapter 2, Section 8(2) of the Land Code equal to 20% of the offered price, but at least €3,000, invoiced accordingly.


The deed must be signed within one week of the end of the auction. If the auction winner withdraws from the sale and does not sign the deed within the time limit (i.e. an invalid bid), the property will be sold to the second highest (acceptable) bidder, observing the same deadline and other conditions.
