Payment terms
The enforcement officer will notify the bidder with the highest offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price as a deposit immediately.
Payment period: If the highest offer is accepted, the enforcement officer may, if necessary, grant a payment period of up to six weeks for the remaining purchase price from the date the sales decision is drawn up. The payment period must be agreed separately. If no payment period is used, the purchase price must be paid without delay after the offer is accepted. If a payment period is used, annual interest on the full purchase price must be paid in accordance with Section 3(2) of the Interest Act for the whole payment period from the date of the sales decision until the end of the payment period. If payment is not made within the specified time, the buyer must pay late-payment interest in accordance with Section 4(1) of the Interest Act on the full purchase price until the purchase price has been paid or a new sale has been carried out.
Obligations transferred to the buyer
The buyer must pay transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables and charges relating to the apartment, as well as the company loan. Transfer tax is paid to the tax authority. The buyer must provide proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.
The buyer is obliged to apply to the National Land Survey of Finland for registration of ownership of the shareholder's apartment within 2 months of signing the deed of sale. The Enforcement Authority will hand over the paper share certificate with transfer endorsements together with the deed of sale, which the buyer must submit to the National Land Survey of Finland for cancellation in connection with the registration of ownership. The National Land Survey charges a fee for registering the apartment, which is paid by the buyer.
Liability for company loan shares:
In addition to the cash purchase price, company loan shares relating to the apartment amounting to a total of EUR 1,866.20 as at 11.9.2026 transfer to the buyer. The claim consists of a pipe renovation loan of EUR 1,709.08 (RL2), for which capital charges of EUR 79.32/month are paid, and a roof renovation loan of EUR 157.12 (RL3), for which capital charges of EUR 19.83/month are paid.
The company loan share relating to the apartment remains payable by the buyer and is not paid from the purchase price.
Taking possession of an apartment held by the housing company:
The apartment has been taken into possession by the housing company for three years by a decision of the general meeting on 20.11.2025. The possession decision gives the housing company the right to rent out the apartment to cover unpaid maintenance charges and other fees. Under Chapter 8, Section 7 of the Limited Liability Housing Companies Act, the new owner of the shares being sold gets possession of the apartment when they pay the housing company all overdue amounts for which the rent received from the apartment could be used under Chapter 8, Section 6(2) of the Limited Liability Housing Companies Act. These amounts consist of unpaid maintenance charges and other fees that formed the basis for the housing company's taking possession, as well as maintenance charges and other fees falling due during the possession period. According to the property manager's certificate, unpaid charges total EUR 9,622.86 as at 11.9.2026. The amount of the claim changes monthly. The buyer must settle the arrears of maintenance charges and pay them directly to the housing company. They are not paid even in part from the purchase price paid to the Enforcement Authority.
The buyer must personally ensure payment to the housing company of the obligations relating to the apartment for which they are responsible. Bids in the online auction must take these matters into account.
