Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller and the buyer undertake to record all offers in the system. It is also possible to participate in the auction in person on site by submitting an offer to the seller. The bidder accepts these terms of sale when placing a bid.

Inspection of the property

Before making an offer, the bidder is obliged to inspect the property, documents and records. The buyer cannot later rely on matters that could have been discovered during a prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller and which may reasonably be assumed to affect the sale.

Conclusion of the sale

The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price must be paid before the signing event. The buyer is also responsible for applying for title registration for the purchased property, in accordance with the applicable regulations.
The seller requires the buyer's details for the city council decision.
The City Board of Kemijärvi will make a decision on this sale in August 2026.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price.

The buyer pays the notary/deed verifier's fee.

Withdrawal from the sale

A party who refuses or cancels a sale must, under the Land Code, reimburse the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the sale.
