Productive 29.5 ha forest holding in Jämsä with significant rock aggregate potential, Jämsä

In Central Finland, in the Haavisto village of Jämsänkoski, an interesting forest holding is being auctioned. Previous studies indicate a significant rock aggregate potential on the property.
A forest road suitable for cars leads to the southern tip of the plot within the approx. 29.5-hectare parcel.

The object for sale is the forest property MÄKINEN 182-405-1-97. The stand is mainly young but in a good growth phase.

According to a field inventory by Metsäavain Oy on 27 April 2026, the property’s forests are growing well.
Average volume is currently about 62 m³/ha, with a forecast of about 139 m³/ha by 2036.

The stands are mostly seedling stands and young thinning stands, covering over 90% of the area.
Within the next five years, there are thinning opportunities in compartment 2, with young forest tending becoming relevant thereafter. Several compartments have outstanding seedling care operations, and there are also a few regeneration areas where soil preparation has not yet been done.

Site types are mainly upland forest, mostly fresh heath forest. The stand consists mainly of young thinning stands and T2 seedling stands.

There is a bedrock formation on the property with geologically and quantitatively significant rock aggregate potential. The site has previously been permitted for rock extraction and crushing, and extraction plans were prepared for industrial-scale operations.

The site does not currently have a valid mineral or environmental permit. The Vaasa Administrative Court annulled the previously granted environmental permit in 2022 and dismissed the application. Any start of operations would require a new permit process and a revised project description.

The sale includes a right of way (000-2008-K22177) / Width: 10 m via the private Koppelomäki road to the south, and also via Pitkäläntie to the north of the property (000-2008-K33293) / Width: 5 m.
