The plot is ideal as a private wilderness base (building requires the municipality’s placement assessment / a deviation permit).

The plot is near Rovaniementie (nearest address Rovaniementie 4987). There are bus stops on both sides of Rovaniementie right by the plots, so you can reach the site directly by bus from Rovaniemi or Kittilä if needed!

  • Access: From Rovaniementie to the plots is only about 400 metres, the first 200 metres already having prepared road base. Official road rights are in place for the remainder (see attached map), so a driveway to the plot is possible.

  • Distances: Lohiniva K‑Market 5 min, Levi 70 km, Rovaniemi 100 km.


Terms of sale and easy transactions:

  • This is a ready, independent property. The buyer will not incur any costly partitioning fees (your saving €1,470)!

  • The property is sold to the highest bidder; the bidders set the price.

  • The buyer is responsible for the usual property transaction costs (transfer tax 3%, and the National Land Survey’s electronic property transfer registration and service fee €236).

  • Transactions are carried out flexibly and securely online via the National Land Survey’s property transfer service (kiinteistoasiat.fi), so no paperwork or meetings are required. A traditional signing meeting can be arranged if the buyer wishes — please enquire in advance.

The seller undertakes to sell the item to the highest bidder.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the stated deadline. EcoStake Oy and the buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Bidders are obliged to study the property listing carefully before making an offer. The buyer may not later rely on an issue that could have been noticed on prior inspection.


Information provided by the seller

EcoStake Oy confirms it has given the buyer all information it knows and that can be assumed to affect the sale. 

Contract conclusion

The sale of the property must be made in the form prescribed by the Land Code. The time and place or method for signing the purchase agreement will be agreed separately with the buyer, but in any case within 7 days of the end of the auction. We prefer signing the purchase agreement electronically via the land transfer service (kiinteistoasiat.fi). After the auction ends we will send an invoice to the buyer by email with 7 days to pay. The invoice will charge the full purchase price. Signing the purchase agreement requires that the purchase price has been received in the Seller's account by the due date or at the latest by the end of the next banking day.


Other costs

The buyer is responsible for transfer taxes, which are 3% of the debt-free purchase price. The registration and service fee for 2026 is €236, paid by the buyer. If the buyer wishes, they may obtain up-to-date extracts (title, registration and encumbrance certificates) on the day of signing at their own cost (€16 each).


Withdrawal from the purchase

If the buyer notifies that they will not complete the purchase or the purchase price has not been received in the Seller's account by the due date or at the latest by the end of the next banking day, this will be considered a refusal to complete the purchase. The property will then be offered to the second-highest bidder. The bidder who refuses to complete the purchase must compensate the seller for reasonable costs arising from advertising and other necessary measures related to the sale as a contractual penalty of 10% of the sale price. The contractual penalty is collectable and not subject to VAT. The contractual penalty will be sent to the buyer's declared email address with 7 days to pay, from the day the buyer notifies they will not complete the purchase or the invoice for the purchase price becomes due. Late payment interest will be charged in accordance with the Interest Act at 9.5%. Please do not place a bid if you are unable to complete the purchase.
