Item-specific terms of sale

The item will be sold by ascending bids in an online auction held on the www.huutokaupat.com website during the period 12 June 2026 to 28 June 2026. Participation requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system performance. The highest bid is the bid that the service provider's system has recorded as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum offer according to the automatic increment. The written offer must be signed and must state the bidder's contact details, the maximum amount offered and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and the same terms apply to it as to the online auction. The offer must be submitted no later than 25 June 2026 at 12:00 to the Enforcement Authority's Jyväskylä office, address Vapaudenkatu 54, Jyväskylä, or by e‑mail to realisointi.jyvaskyla.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.


Buyer’s liability

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer compensation liability under section 25 of chapter 5 of the Enforcement Code.


Payment terms

The buyer must immediately pay 20 per cent of the purchase price as a deposit to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid once that bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


The remaining purchase price may, if necessary, be granted up to six weeks' payment time. The payment period will be notified separately. If an extension is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.


If no payment time is granted, the purchase price must be paid promptly after acceptance of the offer.


If payment is not made within the prescribed time, the buyer shall pay default interest in accordance with section 4(1) of the Interest Act on the whole purchase price until the purchase price is paid or a new sale has taken place.


Liens and encumbrances

Pledges and possessory liens on the sold property will lapse, while registered mortgages and other encumbrances will remain in force. Electronic mortgage deeds will be transferred to the buyer or the buyer's nominee.


Applying for title and paying transfer tax

The buyer must apply for title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for title. The transfer tax is 3% of the purchase price.


If, at the buyer's request, the title application is initiated by the enforcement officer in connection with the property's transfer notice, the transfer tax notification must be made and the transfer tax paid on the same day the transfer notice is sent.


Eviction

If the debtor continues to occupy the premises or stores possessions there, the buyer has the right to request official assistance from the enforcement officer to carry out the eviction after the buyer has paid the purchase price. The eviction will follow the applicable provisions on eviction in the Enforcement Code. The move‑out date will be set so that, absent good reason, it is not earlier than one week and not later than two weeks from the date the move‑out notice is served.


In the eviction procedure, the buyer may be authorised to deal with low‑value or worthless movable items as they wish. The buyer must be prepared to bear any costs arising from the enforcement of the eviction. In practice, this means that if movable property remains at the site, cleaning and disposal of such items will be at the buyer's expense.


Transfer of possession and ownership

The buyer obtains possession of the item when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed.

The buyer obtains ownership of the item upon receipt of the deed. The deed will be delivered once the full purchase price has been paid and the sale has become final.

Appeals
