How to submit offers


The item is sold by increments in an online auction held on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting offers ends on 2 July 2026 or three minutes after the last bid.


The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one that the service provider’s system has accepted as highest. The enforcement officer separately decides whether to accept or reject the highest bid.


Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.


If it is not possible to submit a purchase offer via huutokaupat.com, a prospective buyer may deliver a written offer to the enforcement officer; this will be attached to the online auction as a maximum bid in the automatic increment system. The written offer must be submitted by 30 June 2026 at 12:00 by post to: Ulosottolaitos, PL 1, 00067 Ulosottolaitos, or delivered to the Oulu office reception at Torikatu 34–40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15), or by email to oulu.realisointi.uo@oikeus.fi. Minimum acceptable bid

The minimum acceptable bid includes estimated enforcement costs and the sales fee. However, the enforcement officer may not accept the highest bid if they assess that it clearly falls below the market value of the property in the locality.


Payment terms

Deposit

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the bidder is regarded as the purchaser.


Payment period

A payment period of up to six weeks may be granted for the balance of the purchase price if necessary. The payment period must be agreed separately. If a payment period is granted, interest will accrue on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the payment deadline.


If no payment period is granted, the purchase price must be paid immediately after the acceptance of the offer.


If payment is not made within the specified time, the buyer must pay late interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or the property has been re-sold.


Encumbrances

There are no mortgages or charges on the property for sale.
