FOR SALE: 2.066-hectare undeveloped property in Kittilä, Kittilä

The object is sold by incremental bids in an online auction on the website www.huutokaupat.com during the period 17 June–1 July 2026. Participation in the auction requires registration. The deadline for placing bids ends on 1 July 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has registered as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property is seized and will be sold privately by the enforcement officer in accordance with the applicable provisions of the Enforcement Code and its general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest will be charged on the whole purchase price for the entire payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will be charged thereafter; it is currently 9.50%.

Buyer’s obligations

The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative at the latest when applying for title registration. The transfer tax is 3% of the purchase price.

The State has a pre-emption right in the sale of the property if acquisition of the property is necessary to secure national defence, border surveillance or border security, or to monitor or secure territorial integrity (Act on the State’s pre-emption rights in certain areas 29.3.2019/469).

Persons from outside the EU and EEA may acquire real estate in the territory of the Republic of Finland only if a permit is granted (Act on the Requirement for a Permit for Certain Acquisitions of Real Property 29.3.2019/470).

Object’s terms of sale

The object is sold by online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 1 July 2026 at 18:00 (or three minutes after the last purchase offer approved for the auction has been made).

The enforcement officer decides whether the highest bid will be accepted or not. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate in accordance with section 25 of chapter 5 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sales period.

If it is not possible to place bids via the Huutokaupat.com service, a buyer candidate may submit a written bid to the enforcement officer. The written bid will be connected to the online auction as a maximum bid according to the increment system. The bid must be submitted in writing to the Enforcement Authority no later than 29 June 2026 at 12:00 to the address: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and is sold privately under the supervision of the enforcement officer in accordance with section 76 of chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
