For sale: 2.1168-hectare undeveloped property in Tervola, Tervola

The property is sold by incrementing bids in an online auction on the website www.huutokaupat.com during the period 5 June–26 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 26 June 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has registered as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is under distraint and is sold by private sale conducted by the enforcement officer in accordance with the general auction terms of the Enforcement Code where applicable.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the entire purchase price by bank transfer to the Enforcement Authority's official account. Once the payment is visible on the account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card. Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit equal to 20 per cent of the purchase price.

Payment period: Up to six weeks for the remaining purchase price from the date the sale decision is drawn up. In that case, annual interest is payable on the whole purchase price for the entire payment period in accordance with Section 3(2) of the Interest Act from the date of the sale decision until the payment period ends. If payment is not made within the time allowed, the buyer shall pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.

Obligations transferred to the buyer

The buyer must apply for title registration (lainhuuto) for their acquisition within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration. Transfer tax is 3% of the purchase price.

The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security, or to ensure or protect territorial integrity (Act on the State's pre-emptive right in certain areas 29 March 2019/469).

Persons from outside the EU and EEA may acquire real estate in Finland only if a permit is granted (Act on the requirement for permits for certain acquisitions of real estate 29 March 2019/470).

Object's terms of sale

The enforcement officer decides whether the highest bid will be accepted. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sale period.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be added to the online auction as a maximum bid according to the automatic increment system. The bid must be submitted in writing to the Enforcement Authority no later than 25 June 2026 at 12:00 to the address Enforcement Authority / Kemi office, Valtakatu 28, 4th floor, 94100 Kemi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder's contact details, the maximum amount of the bid and the number of the object on the Huutokaupat.com service to which the bid relates.

The property is under distraint and sold privately by the enforcement officer in accordance with Section 76, Chapter 5 of the Enforcement Code and the applicable parts of the general auction terms of the Enforcement Code.
