Terms of Sale

The property will be sold in an online auction with incremental bidding on the website www.huutokaupat.com between 15 June and 29 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 29 June 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Agency is not responsible for the operation of the service provider’s system. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and is sold by private sale arranged by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Agency’s official account. Once the payment appears on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the date of the sale decision. In that case, annual interest is charged on the full purchase price for the whole payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted time, default interest will be charged afterwards, currently 9.50% per year.


Buyer’s obligations


On transfer of ownership, the buyer must pay transfer tax of three per cent independently before applying for title and no later than six months after the contract date. The buyer is responsible for the costs of registration and the transfer tax.


The State has a pre-emptive right in the sale of the property if acquisition is necessary for national defence, border control or border security or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).


Foreign persons defined by law may acquire real estate in the territory of Finland only if a permit is granted (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/470).


The object is sold by online auction with incremental bidding on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 29 June 2026 at 18:00 (or 3 minutes after the last purchase offer accepted to the auction).


If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the bidding algorithm. The bid must be submitted in written form to the Enforcement Agency no later than 25 June 2026 at 12:00 to the address: Enforcement Agency / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same conditions as bids in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object on the Huutokaupat.com service to which the bid relates.
