Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. You may also participate in the auction in person on site by submitting an offer to the seller. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Before making an offer, the bidder is obliged to inspect the property, documents and records. The buyer cannot afterwards refer to any matter that could have been observed during the prior inspection.

Seller's information

The seller warrants that they have provided the buyer with all information the seller knows and which may be expected to affect the sale.

Conclusion of the sale

The sale of real estate must be carried out in the form prescribed by the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price is paid at the signing. The fee charged by the official who confirms the sale is paid half by the seller and half by the buyer. The buyer must review the documents provided by Pohjois‑Suomen Habita Oy and the sales brochure and sign a separate purchase offer for the share of the property.

Other costs

The buyer is responsible for the transfer tax in force at the time and for half of the fee of the official confirming the sale.

Withdrawal from the sale

A party who refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary measures associated with completing the sale.
