Property-specific terms of sale

The lot is sold by competitive online bidding on the www.huutokaupat.com website in an internet auction held between 17 June 2026–28 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer separately decides whether to accept or reject the highest bid.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com lot number to which the offer relates. A written purchase offer is binding and the same terms apply to it as to bids made in the online auction. The offer must be received by the Enforcement Authority’s Jyväskylä office no later than 25 June 2026 at 16:15, address Vapaudenkatu 54, or by e‑mail to jyvaskyla.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.

Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the purchaser’s liability for compensation under section 25 of chapter 5 of the Enforcement Code.


Payment terms

The buyer must immediately pay a deposit of 20 percent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. If no such statement is given, the highest bidder will be regarded as the buyer.


If necessary, up to six weeks’ payment time may be granted for the balance of the purchase price. The payment period will be notified separately. If payment time is granted, annual interest is payable on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the sale date to the end of the payment period.


If no payment time is granted, the purchase price must be paid immediately after the acceptance of the bid.


If payment is not made within the time allowed, the buyer must pay default interest on the whole purchase price under section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.


Obligations and rights transferred to the buyer
The buyer is responsible for fees arising from transfers of connection agreements or from obtaining new ones.


Encumbrances

Pledges on the sold property will lapse and other encumbrances will remain in force.

Electronic pledge deeds will be transferred to the buyer or to a person designated by the buyer.


Applying for title and paying transfer tax

The buyer must apply for the transfer of leasehold rights within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for title. The transfer tax is 3% of the purchase price.


If the debtor continues to occupy the premises sold or stores belongings there, the buyer may request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will follow, as applicable, the provisions on eviction in the Enforcement Code. The moving-out date shall be set so that, without good reason, it will not be earlier than one week nor later than two weeks from the date the removal notice was received.


The buyer is advised to apply for eviction because of movable property on the real estate. In the eviction procedure the buyer may be authorised to deal with low‑value or worthless movables as they wish. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if movable property has been left at the lot, cleaning and disposal of the movables will generally be carried out at the buyer’s expense.


Transfer of possession and ownership

The buyer acquires the right of possession to the lot once the whole purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed.


The buyer acquires ownership of the lot upon receiving the deed. The deed will be delivered when the whole purchase price has been paid and the sale has become final.


Other information

The property is subject to enforcement and is sold by unrestricted public sale carried out by the enforcement officer, observing where applicable the general auction terms laid down in the Enforcement Code. Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only with a permit (Act on the Permit Requirement for Certain Acquisitions of Real Estate 29 March 2019/470). Appeals

An enforcement appeal against the sale and any action related to or preceding the sale must be made within three weeks from the date of sale. The appeal instruction is attached to the sale decision.
