The property will be sold in an online auction held on the www.huutokaupat.com website.

The online auction ends on 22 June 2026 at 13:00 or three minutes after the last accepted bid. Whether the highest bid is accepted will be decided separately.

Bids placed in the online auction are binding. If the highest bid is accepted, the bidder is obliged to pay the offered purchase price within the given payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under section 25 of chapter 5 of the Enforcement Code.

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted.

If necessary, time to pay the remaining purchase price may be granted until 13 July 2026. For the payment period, the buyer must pay interest on the whole purchase price in accordance with section 3(2) of the Interest Act. The annual interest rate under section 3(2) of the Interest Act is currently 2.50%.

If it is not possible to submit a purchase offer via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid in accordance with the automatic increase mechanism. The offer must be submitted to the Enforcement Authority in writing by 18 June 2026 at the latest by 10:00 to:

A written purchase offer is binding and the same terms apply as for the online auction. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer relates.

The asset is seized and will be sold by public sale conducted by the enforcement officer, observing where applicable the general auction terms set out in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales brochure and the attached documents. The sales brochure is indicative and does not provide a comprehensive description of the property. Therefore, buyers should inspect the property before making an offer.

The transfer tax is 3% of the purchase price. The buyer is responsible for the costs of title registration and the transfer tax. The buyer must apply for title registration within six months of the date of the deed. The buyer must pay the transfer tax proactively at the latest when applying for title registration, unless exempt from paying it.

The buyer will acquire ownership of the property and the deed will be handed over to the buyer only once the sale has become final and the purchase price has been paid in full.
