The item is sold by incremental bidding in an online auction held on www.huutokaupat.com. Participation in the auction requires registration. The deadline for placing bids ends on 25 June 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. The enforcement authority reserves the right to end the sale or to extend the sale period.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of chapter 5 of the Enforcement Code.

If it is not possible to place a bid via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer. The written offer will be attached to the online auction as a maximum bid according to the automatic increase function. The written offer must be delivered to the Enforcement Authority in writing no later than 22 June 2026 at 12:00 to: Ulosottolaitos / Realisointi, Sairashuoneenkatu 2-4, 20100 Turku, Finland, or by e-mail: turku.realisointi.uo@oikeus.fi.

A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates.

Payment terms:

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid is accepted. If necessary, a payment period of up to six weeks may be granted for the remainder of the purchase price. Any use of a payment period must be agreed separately. If a payment period is used, annual interest under section 3(2) of the Interest Act is payable on the whole purchase price for the agreed payment period from the sale date until the payment period ends. The interest under section 3(2) of the Interest Act is currently 2.5%.

The property has been seized and is sold by the enforcement officer by public auction, applying the general auction terms of the Enforcement Code as appropriate.

The sales brochure is indicative and is not a comprehensive description of the item for sale. Prospective buyers are advised to inspect the item, the sales brochure and the attached documents carefully.

The buyer obtains the right of possession to the item for sale once the full purchase price and any obligations transferred to the buyer have been paid. The buyer must not use the property in a way that reduces its value before receiving the deed.

The buyer obtains ownership of the item when the deed is delivered. The deed is handed over when the sale is final and the full purchase price and transfer tax have been paid.

The buyer is obliged to pay the transfer tax of 1.5%. The tax is calculated on the total of the purchase price and any obligations transferred to the buyer, according to the date of transfer of ownership.
