Property for sale in Haukivuori, Mikkeli, plot 2400 m2. The property includes an office-use building originally built in 1966 of about 127 m2, with 4 rooms, kitchen, sauna, washroom and WC, and a second premises of 62 m2 used as office/storage with two rooms and a WC. Under the ground-floor part built in 1980 there is a garage and storage space. The building’s designated use is office. A change of use requires a permit from building control. Mikkeli city building control has provided the following information: the property’s total building right is 0.3 * 2400 m2 = 720 m2.

The building’s use in the building register is office. The local plan permits residential construction, so the use may be changed to residential with a building permit. The building must be updated to comply with the regulations and requirements for residential buildings.

Moisture was observed almost throughout the cellar floor and at the lower parts of the walls.

The property has a so-called false plinth construction. The condition of the structure was investigated with an opening; no damage was observed at the opening.

The property has a timber floor structure above a concrete slab. At the time of inspection elevated moisture was measured in the insulated space of the subfloor. In a structural opening taken from the external corner of the house a microbial odour was noted and the sample shows clear indication of microbial growth: numerous microbes, including moisture-damage indicator species.

In 2015 the metal roof was renewed, heating radiators and internal water pipes were replaced. WC pan and basin were replaced. The ventilation unit was replaced and ventilation ducts renewed at the same time. The exact scope of the works is not known.

The house may originally have had oil heating. The 1980 building drawings show planned oil heating, but in the 1980 HVAC specification oil heating is crossed out and a wood-fired boiler is recorded. It is not known whether oil heating has been used after 1980. It is not known whether the old oil tank is still in the ground. Under the oil tank fill cap there are cigarette butts and possibly soil beneath; a broom handle does not reach ground level. At the rear of the building there is a concrete lump visible in the photo; it has not been established whether this relates to a possible buried oil tank.

There is no fibre optic cable; a wireless 4G connection is used in the part currently used as an office.

In addition to the main building there is an old outbuilding on the property.
