UNZONED PLOT FOR SALE IN PUDASJÄRVI SYÖTE / Unbuilt plot in Syöte, Pudasjärvi

The property will be sold by incremental bids in an online auction held on www.huutokaupat.com during 24 June–9 July 2026. Participation in the auction requires registration. The deadline for submitting bids is 9 July 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system recognises as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and is sold by private sale arranged by the enforcement officer in accordance with, and where applicable subject to, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Agency’s official account. Payment by credit card is not possible. Once the payment appears on the account, the enforcement officer will make the sale decision, which will be sent to the parties.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit equal to 20% of the purchase price.

Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sale decision. Interest at the reference rate will be charged on the whole purchase price for the entire payment period from the sale date to the payment deadline. The current reference rate is 2.50%. If payment is not made within the granted period, annual default interest of currently 9.50% will be charged thereafter.

Buyer’s obligations

The buyer must apply for title registration (lainhuuto) for their acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for title registration. The transfer tax is 3% of the purchase price.

The state has a right of pre-emption in property transactions if acquisition is necessary to secure national defence, border control or border security or to monitor or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/469).

Persons from outside the EU and EEA may acquire real estate in Finland only with a permit (Act on the Permit Requirement for Certain Acquisitions of Real Estate 29.3.2019/470).

Object’s sales conditions

If it is not possible to place bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be included in the online auction as a maximum bid in accordance with the automatic bidding function. The bid must be submitted in writing to the Enforcement Authority no later than 7 July 2026 at 12:00 to the address: Enforcement Authority / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the object on Huutokaupat.com to which the bid relates.

The property is seized and sold by private sale through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
