UNZONED BUILDING PLOT FOR SALE IN SYÖTE, PUDASJÄRVI, Pudasjärvi

The object is sold by increments in an online auction on the website www.huutokaupat.com during the period 24 June–9 July 2026. Participation in the auction requires registration. The deadline for placing bids expires on 9 July 2026 at 16:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the notified payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

The property is distrainted and is sold privately by the distraint officer in accordance with the general auction terms of the Enforcement Code where applicable.

Payment terms

The enforcement officer will notify the highest bidder whether the offer can be accepted. If the offer can be accepted, the buyer pays the entire purchase price by bank transfer to the Enforcement Authority’s trust account. When the payment is visible on the trust account, the enforcement officer makes the sales decision, which is delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit equal to 20% of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. Annual interest is payable on the whole purchase price for the entire payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, annual late interest will be charged, which is currently 9.50%.

Buyer’s obligations

The buyer must apply for title registration for their acquisition within six months of the date of the deed. The buyer must pay the transfer tax voluntarily at the latest when applying for title registration. The transfer tax is 3% of the purchase price.

The State has a pre-emptive right to purchase the property if acquisition is needed for national defence, border surveillance or border security, or to ensure or protect regional integrity (Act on the State’s pre-emptive right in certain areas 29.3.2019/469).

Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only if a permit has been granted (Act on the requirement for a permit for certain real estate acquisitions 29.3.2019/470).

Object’s terms of sale

The object is sold in a network auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 9 July 2026 at 16:00 (or 3 minutes after the last bid accepted to the auction has been placed).

The distraint officer reserves the right to close the sale or extend the sale period.

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the distraint officer. The bid will be attached to the online auction as a maximum bid according to the incrementing mechanism. The bid must be submitted in writing to the Enforcement Authority by 7 July 2026 at 12:00 to the address: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.
