The sale uses a deed prepared by the agent.

The time and place for signing the deed will be agreed separately with the buyer. The buyer must commit to completing the purchase by 31 July 2026.

The purchase price is to be paid in full at the signing. The buyer will assume the housing company loan shares attached to the shares as shown in the property manager’s certificates. 

Ownership and the right of possession transfer to the buyer against payment of the purchase price. Share certificates will be transferred to the buyer with transfer entries at the signing against payment of the purchase price.

Viewing the property
Bidders must inspect the property before making an offer. The buyer cannot subsequently rely on any matter that could have been observed during the pre-inspection.

No condition surveys or moisture measurements have been carried out for the flat. Fixtures and fittings shown in the photos are included in the sale.

Making bids
Offers (bids) are to be submitted in the Huutokaupat.com service by the stated deadline. All offers are recorded publicly in the property listing. The highest offer is the one that the service provider’s system has accepted as highest. The seller is not responsible for the operation of the service provider’s system.

By placing a bid in Huutokaupat.com the bidder accepts these terms of sale and acknowledges having received all available information concerning the shares and the housing company. 

Withdrawal from a bid
If a bidder withdraws from an accepted bid, they must compensate the seller for costs incurred in organising the failed auction in the amount of €600. 

Conclusion of the sale
The buyer shall pay the purchase price in full at the signing.

The buyer will obtain ownership and possession after signing the deed and paying the purchase price.

Other costs
At the sale the buyer pays the transfer tax, which is 1.5% of the debt-free purchase price. The buyer is also responsible for the costs of registering ownership and for converting the share certificate to an electronic record in the National Land Survey’s electronic register.
