The lot is sold by incremental bids in an online auction held on the www.huutokaupat.com website during 22 May–14 June 2026. Participation requires registration. The deadline for submitting bids ends on 14 June 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer separately decides whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer liability under section 25, chapter 5 of the Enforcement Code. The buyer must then compensate the difference if the highest bid in a new sale is lower than the previous highest bid plus the interest referred to in section 24(2) of chapter 5 of the Enforcement Code. If a bid exceeds that amount, the buyer has no right to any surplus. The buyer must also cover the costs of the later sale, unless they are covered by the surplus. The enforcement officer shall collect the said compensation from the deposit or other assets of the buyer if reasonably possible. Otherwise the compensation will be collected later by decision of the enforcement officer at the creditor’s request.

If it is not possible to submit purchase offers via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum automatic bid. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com lot number to which the offer applies. The written purchase offer is binding and the same conditions apply as in the online auction. Offers must be submitted no later than 12 June 2026 at 10:00 to the Enforcement Authority's Kouvola office, address Vuorikatu 1, 45100 Kouvola or by e‑mail to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on behalf of whom the bid was made. Otherwise the highest bidder will be regarded as the buyer. Notification of acceptance or rejection of the bid will always be given separately.

If necessary, up to six weeks’ payment time may be granted for the balance. The payment period will be notified separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the sale date until the end of the payment period. If no payment period is used, the purchase price must be paid immediately after the acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.

The property is attached by enforcement and sold by free sale carried out by the enforcement officer, complying where applicable with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the property.

The buyer makes their own assessment of the condition of the building and necessary repairs, taking into account at least their own inspection observations. Thus the property should be inspected. The sales brochure is indicative and therefore not a comprehensive description of the property.

The building has, for example, been without heating, so the actual condition of structures and pipework is unknown. The building requires major renovation.

The State has pre‑emptive purchase rights in the sale of the property if the acquisition of the property is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre‑Emption Rights in Certain Areas 29 March 2019/469). Persons outside the EU and EEA may acquire property in the territory of the State of Finland only with a permit (Act on the Licence Requirement for Certain Acquisitions of Real Property 29 March 2019/470).
