The property is sold by competitive online bidding on the website www.huutokaupat.com in a net auction with incremented bids from 8 June – 6 July 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 6 July 2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.
If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment system. The properties listed in this sales prospectus form a coherent whole. According to Chapter 5, Section 62 of the Enforcement Code, if the debtor’s properties form a coherent whole, they shall first be offered together and then separately. A joint offer is accepted if it is higher than the sum of separate offers and, when allocated between the properties in proportion to the separate offers presented, covers each property’s minimum acceptable bid. Separate offers are accepted, however, if the debtor so requests and all preferential claims and the applicant’s claim are covered.

Buyer’s liability:
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer’s compensation liability pursuant to Chapter 5, Section 25 of the Enforcement Code.
There are no mortgages on the property for sale.
The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative when applying for title registration. The transfer tax is 3% of the purchase price.
If an application for title registration is initiated by the enforcement officer at the buyer’s request in connection with the property transfer notification, the transfer tax declaration must be submitted and the transfer tax paid on the same day the property transfer notification is sent.
The buyer obtains the right of possession to the object when the entire purchase price has been paid. The buyer must not use the property in a manner that reduces its value before receiving the deed of sale.
The buyer obtains ownership of the object on receipt of the deed of sale. The deed is handed over when the full purchase price has been paid and the sale has become legally binding.
The property is seized and will be sold by the enforcement officer by free sale in accordance with the applicable general auction terms laid down in the Enforcement Code. The sales prospectus is indicative and is not a comprehensive description of the object for sale.

Payment terms:
Deposit: The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.
Payment period: If necessary, a payment period of up to six weeks may be granted for the remainder of the purchase price. The payment period will be notified separately. If a payment period is granted, annual interest in accordance with Section 3(2) of the Interest Act will be charged on the entire purchase price for the agreed payment period from the date of sale until the end of the payment period.
If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.
