Terms of Sale

The property is sold by increasing bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for placing bids ends on 18 June 2026 at 13:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property is seized and sold under the enforcement officer’s care by private sale in accordance with the relevant provisions and general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will make a sale decision, which will be delivered to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit equal to 20% of the purchase price immediately.


Payment period: A payment extension may be granted for the remaining purchase price, but at most six weeks from the sale decision. Interest at the reference rate will be charged for the full purchase price for the entire extension period from the sale date until the expiry of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, statutory late payment interest will be charged thereafter. The late payment interest rate is currently 9.50% per annum.


Buyer’s liabilities and rights and/ or receivables related to the property for sale


Buyer’s personal liability for previous owner’s unpaid charges and defaults


The flat was taken into the housing company’s possession on 19 October 2023 for three years by a general meeting decision. The possession decision gives the housing company the right to rent out the flat to cover arrears and other charges. Under Companies Act (Housing Companies) Chapter 8, Section 7, the new owner of the sold shares will obtain possession of the flat when they pay the housing company all due instalments that could be covered by rent from the share flat under Chapter 8, Section 6(2). These instalments consist of unpaid maintenance charges and other amounts that are the basis for the company’s possession, and any maintenance charges and other amounts that fall due during the period of possession. According to the manager’s certificate, no maintenance charge arrears were recorded for the flat as of 27 March 2026. Manager’s notice 30 March 2026: As there will be no rental income from the flat from 1 April 2026, receivables will begin to accrue again. The amount of receivables changes monthly. The buyer must investigate any arrears and pay them directly to the housing company; they will not be paid from the purchase price received by the Enforcement Authority.


Loan liabilities attached to the flat


In addition to the cash purchase price, the buyer will assume the apartment’s share of the housing company’s loans: €2,023.77 as at 31 March 2026. The loan for the domestic water pipe renovation is charged to the company as a capital charge of €47.02/month and the sewer renovation loan €17.52/month. According to the manager’s notice of 30 March 2026: The company started a sewer renovation in March 2026, which allocates a loan share to the flat. A financing charge for that loan will be charged to the flat once the loan is drawn. The monthly amount shown is an estimate and will be finalised according to the loan terms after the loan is drawn. According to the manager’s estimated calculation, the flat’s share of the sewer renovation loan is a one-off payment of €6,402.66 or a financing charge of €77.29/month. The apartment’s loan share remains payable by the buyer and is not paid from the purchase price. The buyer must ensure fulfilment of the flat-related obligations towards the housing company. Bids in the online auction must be sized taking these matters into account.


Transfer tax


The buyer is liable to pay transfer tax of 1.5%. The tax is calculated on the combined total of the purchase price and the liabilities transferred to the buyer on the date of transfer of ownership.

A written bid is binding and subject to the same conditions as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.


The property is seized and it is sold by private sale under the enforcement officer’s care in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
