The municipality of Vihti is selling by public auction a parcel of shoreline from Poikkipuoliainen Lake at Tervalampi. Other costs

The buyer is liable for the fee of the certificate of sale (€143), transfer tax and registration costs.

The buyer is responsible for the costs of subdividing the plot.


The buyer is responsible for the costs of bringing the road connection into proper condition and for its maintenance.


The buyer is responsible for carrying out any ground investigations related to the building project and for the structural solutions required by the ground conditions. The buyer is authorised in the sales decision to carry out, at their own expense, any necessary ground investigations.


The buyer is responsible, at their own cost, for the design and implementation of any required water and sewage systems, for the property’s electrical connection and for any costs arising from the construction of power lines.


Right of way

The seller will grant the plot the necessary right of way across land it owns.


Building obligation

The sold plot is subject to a building obligation: the buyer undertakes to construct a residential building on the property within five (5) years of the sale to such a state of completion that the building control authority can carry out the final inspection required by the Building Act pursuant to section 122 or an acceptable partial final inspection pursuant to section 123. If the buyers neglect this building obligation, they shall pay the seller a contractual penalty equal to 20% of the plot’s purchase price for each commenced year of delay for a period of five (5) years, until the obligation is fulfilled.


Resale and transfer of the plot

The buyer undertakes not to sell or otherwise transfer the plot further as an undeveloped plot without the municipality’s written consent. If the buyer transfers the plot in breach of this agreement as undeveloped, the buyer shall pay the seller a contractual penalty of 100% of the plot’s sale price as a one-off payment.


The deed of sale must be signed within three (3) months of the sales decision becoming legally valid. If the deed of sale is not signed within three (3) months of the sales decision becoming final, the sales decision shall lapse.
