Terms of Sale

Specific terms of sale

The lot will be sold by ascending bids in an online auction on www.huutokaupat.com between 15 May and 14 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The bailiff will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25 of Chapter 5 of the Enforcement Code.


The Enforcement Authority reserves the right to end the sale or extend the sale period.


Payment terms

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


If necessary, up to six weeks’ payment time may be granted for the remainder of the purchase price. The payment period must be agreed separately. If payment time is granted, annual interest will be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the payment period ends.


If no payment period is granted, the purchase price must be paid without delay after acceptance of the bid.


If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.


Liabilities and rights transferred to the buyer

The buyer is responsible for any costs arising from the transfer of connection agreements.


Application for title and transfer tax

The buyer must apply for title to the acquisition within six months of the date of the deed of sale. The buyer must pay the transfer tax proactively no later than when applying for title. The transfer tax is 3% of the purchase price.


Transfer of possession and ownership

The buyer will receive the right of possession to the lot once the entire purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed of sale.

Ownership is transferred to the buyer upon delivery of the deed of sale. The deed will be delivered once the entire purchase price has been paid and the sale has become final.


Other information

The asset has been seized and will be sold by public sale conducted by the bailiff, observing where applicable the general auction terms laid down in the Enforcement Code.

Buyers are urged to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before making an offer.


The State has a pre-emption right in the sale of property if acquisition is necessary for national defence, border control or border security, or to secure territorial integrity (Act on the State’s Pre‑emption Right in Certain Areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in Finland only if a permit is granted (Act on the Requirement for a Permit for Certain Acquisitions of Real Property 29 March 2019/470). The buyer is responsible for obtaining the permit and for any obligations arising from it. More information is available on the Ministry of Defence’s website.


Appeals

An enforcement appeal against the sale and related or pre-sale actions must be filed within three weeks of the sale. Instructions on how to appeal are attached to the sale decision.
