It’s only about a half-hour drive to Kuopio city centre. Local services are in Riistavesi, less than 15 minutes away by car.

Generously sized building plot on a hill, surrounded by fields. The main house is beyond repair and must be demolished. If you want to use the site as a regular detached-house plot instead of for agricultural use, buildings must be demolished to free up building rights: the buyer must independently contact Kuopio city building control (building permit engineer Niko Karvonen) with their building plans.

The buyer is responsible for all demolition costs and removal of movable property on the plot at their own expense. The area has previously been used for agriculture and items and building materials from different eras have been found on the land (see attachment). The buildings have been empty and unused for several years; exercise caution when moving in and around the buildings and their surroundings.

Building placement is restricted by a road and a power line. The shoreline faces south and the elevated building site gets sun all day. The buyer should note the proximity of Kuopio Airport and the Karelia Air Wing at Rissala in Siilinjärvi.

Building right: 500 k-m². The zoning plan designates MT and M-2 areas for the property. All building rights are currently in use. According to Kuopio city planning, construction is possible in the MT area near the old farm centre, provided building rights are freed by demolition first. Other restrictions and costs: the field of the property for sale is leased until 31 December 2026. The Ryönä–Laajalahti private road serves the area.

The electrical connection (3 x 35 A) is sold with the building plot.

Area buildings etc.: building years: main house 1947, cattle shed 1947 (extended 1983), equipment shed 1999; information is not available for all buildings. Some buildings that were on the property have been demolished, but demolition notifications have not been made; they must be removed from the building register as part of other demolition actions.

The buyer must note when making an offer that the buildings are sold in the condition and extent they are at the time of sale; the main building is unusable and must be demolished. Municipal services have not been investigated in detail; any existing services may not meet modern standards and are not necessarily usable as they are. Building floor areas have not been measured precisely. No condition surveys have been carried out on the buildings and they are sold as seen at the time of sale. The seller is not responsible for any missing or incomplete building permit drawings or permits for existing buildings.

No hazardous-material survey has been commissioned. When making an offer, the buyer should note that this does not rule out the possibility of hazardous materials being present in the structures. The buyer understands and accepts that the buildings were constructed at a time when hazardous materials may have been used.

Directions: arriving from Joensuuntie, turn towards Pelonniemi: continue on Pelonniemi for 2.6 km, then turn left onto Ryönänlahti road. Continue on Ryönänlahti for approx. 700 m, then continue straight to stay on Ryönänlahti for a further approx. 850 m. The road leads straight to the property and runs through the plot.
