The municipality reserves the right to accept or reject received bids. The purchase price is determined by the auction. The municipality will make the sales decision within 3 weeks of the end of the auction. The sale contracts must be signed within two weeks of the sales decision becoming final, at a time to be agreed separately.

The property is sold as a parcel. The buyer is responsible for the costs of separating the plot (land partition), the transfer tax on the conveyance and the notary fee for certifying the sale.

Otherwise the municipality's plot sale policies apply.

Building obligation

The buyer undertakes to build on the plot a new building in accordance with the building regulations, approved plans and building instructions within three (3) years from the signing of the deed, to a stage that allows the building inspection authority to carry out the commissioning inspection required by the building permit.

The municipality may, upon application and for compelling reasons, extend the deadline mentioned in this section.

Restriction on transfer

The buyer undertakes not to sell or otherwise transfer the plot as undeveloped to anyone other than the Municipality of Ilmajoki without the seller's written consent. The sale must take place at a price corresponding to this purchase price.

Contractual penalty:

If the buyer has not met the building obligation within the deadline, or has transferred the plot as undeveloped contrary to the transfer restriction, the buyer is required to pay a contractual penalty equal to one and a half (1.5) times the purchase price. The buyer considers the amount of the contractual penalty reasonable.
