Viewing the property

The bidder must inspect the property, documents and files before bidding. The buyer cannot later rely on matters that could have been discovered during prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that can be expected to affect the sale.

Concluding the sale

The transfer must be made in the form required by the Land Code. The signing will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. The signing cannot be done electronically. The date and exact location of signing will be agreed with the buyer separately. The purchase price is paid by bank transfer at the signing, and proof of payment will be provided to the seller. The purchase price must be paid by 08:00 on the next business day following the signing date. The buyer pays the notary's fee, transfer tax and title registration fees.

Other costs

The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price (unless they meet the conditions for a primary home buyer).

Withdrawal from the sale

A party that refuses to complete the transaction must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the sale.
