An electricity connection will be provided for the building, which will be transferred to the new owner; the building also has a main electrical switchboard. If the Buyer notifies the Seller well in advance before signing the deed that they do not require the electricity connection, the Seller will cancel the property's electricity connection.

The buyer may check the plot's zoning status with the municipality independently.

The property is sold free of all encumbrances and in the condition it is in at the time of sale.

Buyers are requested to inspect the property before making an offer.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. The buyer cannot be an entity listed on international sanctions lists. This will be checked before the transaction. Inspection of the property

The bidder is obliged to inspect the property, documents and records before making an offer. The buyer cannot later rely on any matter that could have been observed during the prior inspection.

Information provided by the seller

The seller certifies that they have provided the buyer with all information known to the seller that can be expected to affect the transaction.

Concluding the sale

The sale of the property must be made in the form required by the Land Code. The closing will be held in Vantaa, Ylivieska, Jyväskylä or Tampere. The sale cannot be completed electronically. The date and exact place for signing the deed will be agreed separately with the buyer. The purchase price is paid by bank transfer at the closing, and proof of payment will be provided to the seller. The purchase price must be paid by 08:00 on the next business day following the signing date. The buyer pays the notary's fee, transfer tax and the fee for registration of title.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price (unless they meet the conditions for a first-time home buyer in permanent residence).

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs arising from advertising, inspecting the property and other necessary actions related to the transaction.
