The object is sold by competitive bidding in an online auction held on the www.huutokaupat.com website between 24 April 2026 and 19 May 2026. Participation in the auction requires registration. The bidding deadline ends on 19 May 2026 at 13:00 or three minutes after the last accepted bid.

The written bid will be added to the online auction as a maximum bid via the incrementing system. The written bid must be submitted no later than 15 May 2026 at 12:00 to the Enforcement Authority, address: Enforcement Authority/realisation, Lasarettsgatan 2-4, 20100 Åbo, or by e‑mail to turku.realisointi.uo@oikeus.fi.

The written bid is binding and the same terms apply as in the online auction. The written bid must be signed and the bid must include the bidder’s contact details, the bid’s maximum amount and the Huutokaupat.com object number to which the bid relates.

The enforcement authority reserves the right to end the sale or to extend the sale period.


The buyer acquires the right of possession of the sale object once the full purchase price has been paid. The buyer must not use the property in a way that would reduce its value before receiving the deed.

The buyer acquires ownership of the sale object when the deed has been delivered. The deed will be delivered when the full purchase price has been paid and the sale has become final.


The property is seized and is sold by a free sale conducted by the enforcement officer, following, where applicable, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the sale object.


Buyers are advised to familiarise themselves thoroughly with the sale object, the sales brochure and the attached documents before making an offer.


The State has a pre‑emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or for ensuring territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the Requirement for a Permit for Certain Acquisitions of Real Estate 29 March 2019/470). An appeal against the enforcement sale and any action relating to or preceding the sale must be filed within three weeks from the date of sale. Appeal instructions are attached to the sales decision.


Buyer’s liability:
Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability under section 25 of chapter 5 of the Enforcement Code.


Payment terms:
Deposit
The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. If not stated, the highest bidder will be regarded as the buyer.

Payment period
If necessary, a payment period of up to six weeks may be granted for the remainder of the purchase price. Any payment period will be announced separately. If an extension is granted, interest will accrue on the full purchase price for the whole agreed payment period in accordance with section 3(2) of the Interest Act, from the date of sale until the end of the payment period.

If no payment period is granted, the purchase price must be paid immediately after the offer is accepted.

If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.
