The zoning plan allocates 260 m² of building rights for a detached house. A building permit cannot be granted until the building plot/lot is registered in the Real Estate Register — i.e. a land partition (plot separation) is required as a condition for a building permit. Bidders must familiarise themselves carefully with the property and the information provided. It is recommended to visit the property in person. Bidders must also establish their own view of the property's value on which to base their bid.


Bidding


Bids must be made in the www.huutokaupat.com service by the specified time or within 3 minutes of the previous bid if the auction's scheduled time has passed (a new bid always extends the bidding time by 3 minutes). The compensation fee for cancellation of a binding sale is 10% of the purchase price, but at least €1,000. The compensation fee is not subject to VAT under the VAT Act. The seller will notify in the service within 2 working days of the auction's end whether a bid has been accepted or rejected if the reserve price has not been met.

The seller reserves the right to reject offers.


Completing the sale


The buyer must pay a deposit of 10% of the purchase price to Laprim Oy's client account (2) within two working days of the auction being accepted. The buyer agrees to sign the contract within three weeks of the auction being accepted. The seller's representative will prepare the deed of sale and obtain related documents for the property: certificate of title, extract from the land register and certificate of encumbrances. The deed will be signed at Keskustie 26, 97700 RANUA. The purchase price is paid by bank transfer to Laprim Oy's client account before or at the signing of the deed. The buyer is responsible for the certifying official's fee (€143) and the transfer tax, which is 3% of the purchase price. The buyer acquires ownership and possession of the property when the entire purchase price, including any late interest, has been paid and the deed has been signed by both seller and buyer and certified by the certifying official.


Applying for title registration


The buyer must file the transfer tax notification on their online tax account, pay the transfer tax and apply for title registration for the acquisition within six months of signing the deed. The buyer is responsible for the costs of applying for the property's title registration.
