Bids must be submitted by the specified time. The highest bid is the bid accepted by the seller as the highest. By placing a bid, the bidder accepts these terms of sale.

Viewing and inspection of the property:

Before submitting a bid, the bidder must familiarise themselves with the property, documents and records concerned. The buyer may not subsequently invoke a circumstance that could have been detected during the preliminary inspection.

Information provided by the seller:
The City of Kalajoki warrants that it has provided the buyer with all information known to the seller that may reasonably be expected to affect the transaction.


Completion of the sale:
The sale of the property must be completed in the form prescribed by the Code of Real Estate. Under the Value Added Tax Act, VAT is not charged on the sale of real property or on the transfer of a land lease, tenancy, easement or other comparable right relating to real property. There is no liability for VAT adjustments. The latest events subject to adjustment liability took place more than 10 years ago.

The time and place for signing the deed of sale shall be agreed separately with the buyer, no later than 3 months from the sale decision becoming legally final. Payment of the purchase price shall be agreed separately between the seller and the buyer.

Other costs:
The buyer is responsible for transfer tax in accordance with the tax practice in force at the relevant time. The buyer is responsible for the fee of the public purchase witness, registration of title, subdivision costs, and any permit procedures and costs arising from a change of intended use and/or zoning amendment.


Withdrawal from the sale:
Failure to pay the offered purchase price may result in liability for damages. If the bidder who has made the highest binding bid makes an unjustified bid, they must pay the seller a penalty of 20% of the auction price or, in any event, at least EUR 5,000.

Other terms of sale:
The seller reserves the right to accept or reject the highest bid.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the transaction. Bidders undertake that Huutokaupat.com may disclose their contact details to the advertiser to enable the sale decision and communication thereof.

The City of Kalajoki reserves the right to accept or reject the highest bid. The final highest purchase price offered is subject to approval by the City Board of Kalajoki.

The property is sold on www.huutokaupat.com. The auction ends on 22 November 2026 at 12.00 or three minutes after the last bid accepted in the online auction.

All questions or special observations concerning the sale of the property should be addressed to the land use services of the City of Kalajoki. Questions concerning the buildings should be addressed to the premises services of the City of Kalajoki. The City of Kalajoki is not responsible for the functioning of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. The property is sold in the condition and with the equipment in which it is at the time of completion. The buyer has no right of exchange or return. No warranty is provided for the property. The descriptions in the advertisement are solely the seller’s assessments of the property for sale. Anyone participating in the auction must familiarise themselves with the property before submitting a bid. By submitting a bid, the bidder accepts the condition of the property as is.

Bids submitted in the auction are binding.

The property will be transferred in accordance with the sales advertisement and terms of sale.

After the online auction ends, the bidder who made the highest bid will be notified whether the bid has been accepted or rejected. The highest bidder must then also state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer. The final highest purchase price offered is subject to approval by the City Board of Kalajoki.
