Pappilanpelto Day Care Centre – 1 Kaartotie, Vihti, Vihti

The Municipality of Vihti is selling by public auction an approximately 3,240 m² parcel of land from the Pappilanpelto day-care centre property in Vihti Church Village, on which all the property’s buildings are located. The tenancy agreements currently in force for the property will transfer to the buyer upon completion of the sale.

The area of the JUSSINPELTO RN:o 2:265 property (property identifier 927-434-9-265) is 4,782 m². The street areas belonging to the property are excluded from the sale; the boundaries will be verified by survey before the sale. The building’s floor area is approximately 448 m². The floor area has not been re-measured, and the actual floor area may be larger or smaller than stated.

The area is covered by the V20 Pappilanpelto–Vääkilä local detailed plan and amendment, under which the property is designated as an area for public local service buildings (YL-1): Local service premises and assembly premises for the residential area may be built in the block area. A maximum of 30% of the floor area may comprise private service premises. Dwellings may be built for staff necessary for the management of the property.

Information on applying for a deviation from the use designated in the plan can be obtained from Vihti municipal building control.

The alarm and automation systems located on the property are not included in the sale. No movable property is included in the sale.

The property’s electricity costs in 2025 were €12,167, including electricity transmission.

Technical details

The property contains a former day-care centre building completed in 1991, with a floor area of approximately 448 m². The building is founded on concrete footings and a block foundation wall. The subfloor consists of a concrete slab on the ground. The external walls are timber-framed and clad with boards. The roof is a pitched roof covered with standing-seam sheet metal. The heat source is direct electric heating, distributed by electric radiators, radiant heaters in the entrance lobbies and underfloor heating. Ventilation is mechanical.

The building is connected to the water and sewer systems. Hot domestic water is supplied by hot-water cylinders. The domestic water pipes are copper and the sewer pipes are plastic.

A condition inspection of the buildings was carried out on 18 September 2026; the report is included in the attachments. The buildings were constructed in accordance with the building regulations and standards in force at the time of construction and may not comply with current building regulations and standards, including those concerning their structures, thermal insulation, ventilation and waterproofing. Due to their age, use and construction methods at the time, the buildings may contain latent defects that were not detected during inspections or otherwise. The buyer accepts the property and the buildings, equipment and structures located on it in the condition in which they are presented to the buyer. The seller is not liable for identified damage or damage revealed by other investigations, or for any damage they may have caused to structures or other corresponding components, and the buyer will not claim a reduction in the purchase price or compensation on that basis. The seller is not liable for defects, damage or deficiencies of which the buyer has been informed, which the buyer has otherwise noticed, or which the buyer should have noticed during the inspection carried out by them.

There are three tenancy agreements currently in force for the property, which will transfer to the buyer upon completion of the sale. Movable property located on the property is not included in the sale.
