The City of Mänttä-Vilppula is selling by auction an approximately 1.43 ha parcel and the buildings on it, part of the Koivuniemi property, property ID 508-401-5-5.
The area is located in the Vilppula urban area of Mänttä-Vilppula, bordering the Vilppulankoski waterway, at Koivuniementie 5, 35700 Vilppula. The Vilppulankoski recreational areas are in the immediate vicinity of Koivuniemi. The distance to Vilppula harbour along the shore paths is approximately 700 m. Vilppula centre is approximately 1 km away and the railway station approximately 1.3 km away.
The parcel for sale is located in an area designated in the local detailed plan amendment that entered into force in 2020 for tourism and cultural services, where business activities and residential use are permitted. The plan permits an additional 200 m² of floor area and a 25 m² outbuilding. The existing main buildings are culturally and historically significant and may not be demolished. They are protected under the plan designation sr-11. Any repairs must preserve the buildings’ architecturally valuable and culturally and historically significant character. A statement from the museum authority must be requested regarding repair work. The area also contains a fixed archaeological monument protected under the Antiquities Act; interference with it is prohibited under that Act.
The area contains the Koivuniemi main building, with a total floor area of 445 m². The building has been used for recreational activities by various associations and other operators. The parcel also contains an accommodation building formerly used as a hostel, with an area of 196 m². The property has electricity, water and sewer connections, and the buildings are heated by district heating. A condition survey was carried out on the buildings in August 2020. The buildings require refurbishment.
Important information about the property: A water damage incident occurred in the hostel on 24 August 2026, resulting in extensive demolition work being required. The property is sold in the condition in which it is at the time of completion. The buyer must familiarise themselves with the damage, required demolition work and repair needs before completion. Asbestos samples have been taken from surfaces to be demolished; the materials tested do not contain asbestos.

If the City Board makes a negative decision on the sale, the reservation fee will be refunded to the bidder.
