Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official client funds account. Once the payment is shown in the account, the enforcement officer will issue a sale decision, which will be sent to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: Unless the full purchase price is paid immediately, the buyer must immediately pay 20% of the purchase price as a deposit.

Payment period: If necessary, the balance may be granted a payment period of no more than six weeks from the sale decision. Annual interest must then be paid on the full purchase price for the entire period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, annual late-payment interest, currently 9.50%, will be charged thereafter.

Liabilities transferred to the buyer

The buyer must pay transfer tax of 1.50% of the total of the purchase price, unpaid housing-company receivables and charges relating to the apartment, and the housing-company loan. The transfer tax is paid to the tax authority. The buyer must provide proof of payment before the share certificate is handed over and the deed of sale is issued.

Responsibility for the housing-company loan share:
The housing-company loan share transferred to the buyer was EUR 32,522.74 according to the manager's certificate as at 31 July 2026. The loan is paid to the housing company as a financing charge, currently EUR 317.21 per month. Repayment of the debt share requires an apartment-specific loan-share calculation. The new owner must pay the loan shares directly to the housing company; they will not be paid from the purchase price paid to the Enforcement Authority.

Obtaining possession of an apartment under the housing company's control:

By decision of the housing company's general meeting, the apartment has been taken into the company's possession. The buyer will obtain possession from the housing company only after paying it all unpaid charges, usage fees and costs of taking possession relating to the apartment. According to the information obtained, overdue charges and other payments transferred to the buyer totalled EUR 19,129.38 as at 25 August 2026. The amount changes monthly. The buyer must ascertain the arrears and other charges and pay them directly to the housing company. They will not be paid, even in part, from the purchase price paid to the Enforcement Authority.

The bid will be added to the online auction as a maximum bid under the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 10 November 2026 at 16.15 at Enforcement Authority / Oulu office, Torikatu 30–40, 90100 Oulu, or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and state the bidder's contact details, maximum bid and the number of the property in Huutokaupat.com to which the bid relates.
