A foreclosed property, property identifier 249-410-76-70, will be sold by online auction on Huutokaupat.com from 14 October to 8 November 2026 at 18:00 or two minutes after the last accepted bid

Terms of Sale

The property will be sold by ascending bids in an online auction held on www.huutokaupat.com between 14 October and 8 November 2026. Registration is required to participate. The deadline for bids is 18:00 or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as a maximum bid in accordance with the automatic bidding system. The written offer must be signed and must state the bidder’s contact details, the maximum bid and the item number on Huutokaupat.com to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted by 12:00 on 5 November 2026 to the Jyväskylä office of the Enforcement Authority, address Vapaudenkatu 54, or by email to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to terminate the sale or extend the sales period.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

Payment terms

The buyer must immediately pay 20% of the purchase price as a deposit into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.

If necessary, up to six weeks may be granted to pay the balance of the purchase price. The payment period will be notified separately. If a payment period is used, annual interest pursuant to section 3(2) of the Interest Act must be paid on the entire purchase price for the agreed payment period, from the date of sale until the end of the payment period.

If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the prescribed period, the buyer must pay default interest pursuant to section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted.

Obligations and rights transferred to the buyer
The buyer is responsible for any charges arising from the transfer of connection agreements. There are no arrears on the electricity connection.

Mortgages

Security rights encumbering the property sold will lapse, while the mortgages will remain in force. Electronic mortgage deeds will be transferred to the buyer or a person designated by the buyer.

Applying for title registration and paying transfer tax

The buyer must apply for registration of title within six months of the date of the deed of sale. The buyer must pay the transfer tax independently no later than when applying for registration of title. The transfer tax is 3% of the purchase price.

The district bailiff will submit a notification of the transfer of the property to the National Land Survey of Finland.

Vacating the property

If the debtor uses the premises sold or stores property on the premises, the buyer may request assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will, where applicable, follow the provisions of the Enforcement Code concerning eviction. The moving date will be set so that, without a compelling reason, it is no earlier than one week and no later than two weeks from the date on which the notice to move is received.

In eviction proceedings, the buyer may be authorised to dispose of low-value or worthless movable property as they wish. The buyer must be prepared to pay any costs arising from enforcement of the eviction. In practice, if movable property has been left at the property, the buyer should be prepared to bear the cost of cleaning the property and disposing of the movable property.

Transfer of possession and ownership

The buyer obtains possession of the property sold once the entire purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale.

The buyer obtains ownership of the property sold upon receiving the deed of sale. The deed of sale will be handed over once the entire purchase price has been paid and the sale has become final.

Other information

The property has been foreclosed and is sold by a free sale conducted by the enforcement officer, applying the general auction terms laid down in the Enforcement Code where applicable. The sales prospectus is indicative and is not a comprehensive description of the property being sold.

Buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents before making a bid.

The State has a right of first refusal in the sale of a property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of First Refusal in Certain Areas, 29 March 2019/469).

Persons from outside the EU and EEA may acquire property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Property Acquisitions, 29 March 2019/470). The buyer is responsible for obtaining the permit and fulfilling the obligations arising from it. Further information is available on the Ministry of Defence website.
