If the highest bid is accepted, the buyer must immediately pay a deposit of 20% of the purchase price into the National Enforcement Authority Finland’s official bank account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer. Acceptance or rejection of the bid will always be notified separately.
Up to six weeks may be granted for payment of the balance of the purchase price, if necessary. The payment period will be notified separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the prescribed period, the buyer must pay late-payment interest under section 4(1) of the Interest Act on the entire purchase price until it has been paid or a new sale has been conducted.
Flat 1 is occupied by the owner, and time to vacate has been granted until 31 December 2026. The washer-dryer tower and dishwasher are not included in the sale.
The open-ended tenancy agreement for Flat 2 (the lower-floor flat) has been in force for more than four years, so any notice period given by the buyer would be four months. Rent: €350.00/month + water €30.00/person/month. Electricity is included in the rent. The washer-dryer tower is not included in the sale; it belongs to the tenant. The tenant has expressed to the enforcement officer a wish to continue living in the rented flat.

the tenant does not surrender possession of the flat and return the keys, the owner/buyer must apply to the district court for an eviction judgment. The tenant stopped paying rent immediately after termination. The washer-dryer tower and dishwasher are not included in the sale.
The buyer must independently assess the condition of the building and the renovations required, taking into account at least their own inspection observations.
