A seized property, property identifier 850-402-35-2, is being sold by online auction on the Huutokaupat.com website from 4 November 2026 to 22 November 2026 at 18:00 or two minutes after the last accepted bid.
The property is sold by ascending bids in an online auction held on the website www.huutokaupat.com from 4 November 2026 to 22 November 2026. Participation in the auction requires registration. The deadline for submitting bids is 18:00 or two minutes after the last accepted bid.
The National Enforcement Authority Finland is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the automatic bidding system. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted by 19 November 2026 at 12:00 at the Jyväskylä office of the National Enforcement Authority Finland, address Vapaudenkatu 54, or by email to jyvaskyla.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to terminate the sale or extend the sale period.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.
Payment terms
The buyer must immediately pay 20% of the purchase price as a deposit into the National Enforcement Authority Finland’s official funds account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.
If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. The payment period will be notified separately. If a payment period is used, annual interest in accordance with section 3(2) of the Interest Act must be paid on the entire purchase price for the agreed payment period, from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the prescribed period, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted.
Obligations and rights transferred to the buyer
The buyer is responsible for any charges arising from the transfer of connection agreements. See arrears.
Mortgages
Pledge rights encumbering the property being sold will lapse, while mortgages will remain in force. Electronic mortgage deeds will be transferred to the buyer or a person designated by the buyer.
Applying for title registration and paying transfer tax
The buyer must apply for registration of title within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration. The transfer tax is 3% of the purchase price.
The district enforcement officer will submit a notification of the property transfer to the National Land Survey of Finland.
Vacating the property
If the debtor uses the premises sold or stores property on the premises, the buyer has the right to request assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will, where applicable, follow the provisions of the Enforcement Code concerning eviction. The moving date is determined so that, without a compelling reason, it is set no earlier than one week and no later than two weeks from the date on which the notice to move is served.
In eviction proceedings, the buyer may be authorised to dispose of low-value or worthless movable property as they wish. The buyer must be prepared to pay any costs arising from enforcement of the eviction. In practice, if movable property remains at the property, the buyer should be prepared to bear the cost of cleaning the property and disposing of the movable property.
Transfer of possession and ownership
The buyer obtains possession of the property sold once the entire purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale.
The buyer obtains ownership of the property sold upon receiving the deed of sale. The deed of sale will be handed over once the entire purchase price has been paid and the sale has become final.
Other information
The property has been seized and is sold by a free sale conducted by the enforcement officer, applying, where applicable, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the property being sold.
Buyers are advised to familiarise themselves thoroughly with the property being sold, the sales brochure and the attached documents before making a bid.
The State has a right of pre-emption in the sale of real estate if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas, 29 March 2019/469).
Persons from outside the EU and EEA may acquire real estate in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Estate Acquisitions, 29 March 2019/470). The buyer is responsible for obtaining the permit and fulfilling the obligations arising from it. Further information is available on the website of the Ministry of Defence.

An enforcement appeal against the sale or an act related to or preceding the sale must be lodged within three weeks of the sale. Instructions for appeal will be attached to the sale decision.
