The property will be sold by ascending bids in an online auction held on www.huutokaupat.com between 4 November and 4 December 2026. Registration is required to participate. The deadline for bids is 18:00 or three minutes after the last accepted bid.

Nousiainen Parish is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The Parish Council of Nousiainen will separately decide whether to accept or reject the highest bid. After the auction, a meeting of the parish board will be held, at which it will either decide to accept the bid and propose approval of the sale to the parish council, or reject the bid. The parish council will meet during December, when acceptance or rejection of the bid will be decided in accordance with the Church Act.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written offer to Nousiainen Parish, which will be added to the online auction as a maximum bid in accordance with the automatic bidding system. The written offer must be signed and state the bidder’s contact details, maximum offer and the item number on Huutokaupat.com to which the offer relates. The written offer is binding and subject to the same terms as the online auction. The offer must be submitted no later than 12:00 on the working day preceding the end of the sale to Nousiainen Parish, Pappilantie 23, 21270 Nousiainen.

Nousiainen Parish reserves the right to terminate the sale or extend the sales period.

By placing a bid, the bidder accepts these conditions of sale.

Inspection of the property

Before making a bid, the bidder is obliged to familiarise themselves with the property, documents and records. The buyer may not subsequently invoke a matter that could have been detected during a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller that can reasonably be expected to affect the transaction.

Completion of the sale

The property sale must be completed in the form prescribed by the Code of Real Estate. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at completion. The fee of the public purchase witness is divided equally between the seller and buyer. Completion will take place no later than one month after the parish council’s decision approving the sale has become legally binding.

Other costs

The buyer is responsible for transfer tax in accordance with the tax rules in force at the time. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration.

Withdrawal from the sale

Under the Code of Real Estate, a party refusing to complete the sale must reimburse the other party for reasonable costs arising from advertising, inspecting the property and other necessary measures related to completing the sale.

The buyer must apply for title registration within six months of the date of the deed of sale.
