Sold by online auction on Huutokaupat.com as a property located in Kouvola between 4 Sep 2026 and 28 Sep 2026 at 12:00. Each new bid extends the closing time by three minutes.
The property is sold by ascending bids in an online auction held on the website www.huutokaupat.com between 4 Sep 2026 and 28 Sep 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 28 Sep 2026 at 12:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
If bids cannot be submitted through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid according to the automatic bidding system. The written offer must be signed and must state the offeror’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 25 Sep 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or extend the sales period.
The buyer must immediately pay 20% of the purchase price as a deposit into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder of the highest accepted bid. The bidder of the highest accepted bid must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.
For the remaining purchase price, a payment period of up to six weeks may be granted if necessary. Any payment period must be agreed separately. If a payment period is used, annual interest on the full purchase price must be paid for the entire agreed period from the date of sale until the end of the payment period, in accordance with Section 3(2) of the Interest Act. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been conducted.
The buyer gains the right of possession to the property when the full purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale. The buyer gains title to the property upon receiving the deed of sale. The deed of sale will be handed over when the full purchase price has been paid and the sale has become legally final.

Persons from outside the EU and EEA are entitled to acquire real property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Estate Acquisitions 470/2019, 29 March 2019). The buyer is responsible for obtaining the permit and for the obligations arising from it. Further information is available on the website of the Ministry of Defence.
The property is under enforcement seizure and is sold by open sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.
