Terms of Sale

The object is sold in an online auction on www.huutokaupat.com during 9.9.-28.9.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 28.9.2026 at 18.00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property has been seized and is sold by open sale conducted by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the person making the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment appears in the official funds account, the enforcement officer issues the sales decision, which is delivered to the parties concerned. The purchase price cannot be paid by credit card.


Deposit: Unless the full purchase price is paid immediately, the buyer must pay 20% of the purchase price immediately as a deposit.


Payment period: If necessary, a payment period of no more than six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest on the full purchase price is payable for the entire payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, default interest is charged thereafter; it is currently 9.50% per annum.


Obligations transferred to the buyer


Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after the deed of sale was drawn up. The buyer is responsible for the title registration costs and transfer tax.


The State has a pre-emption right in the sale of the property if acquisition is necessary for ensuring national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).


Foreign persons defined by law have the right to acquire property in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).
