Submitting bids
The property will be sold by ascending bids in an online auction held on the website www.huutokaupat.com from 24 Sept. to 18 Oct. 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or two minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides separately whether the highest bid is accepted or rejected.
If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement authority, which will be included in the online auction as the maximum bid according to the increment system. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid, and the item number on the Huutokaupat.com service to which the bid applies. The written bid is binding and the same terms apply as in the online auction. The bid must be submitted no later than 15 Oct. 2026 at 12:00 to the Jyväskylä office of the Enforcement Authority, address Vapaudenkatu 54, 40100 Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to terminate the sale or extend the sale period.
Buyer’s liability for compensation
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under chapter 5, section 25 of the Enforcement Code.
Payment terms
Deposit
The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority's official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.
Payment period
If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. The payment period will be announced separately. If a payment period is used, annual interest on the full purchase price must be paid in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.
Obligations and rights transferred to the buyer
Any fees payable for the transfer of subscription agreements are the responsibility of the buyer.
Mortgages
Any liens on the property being sold will lapse, and the mortgages will remain valid.
Electronic mortgage deeds will be transferred to the buyer or to a party designated by the buyer.
Written mortgage deeds will be converted into electronic form and the electronic mortgage deeds will be handed over to the buyer or to a party designated by the buyer.
Applying for title registration and paying transfer tax
The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title registration. The transfer tax is 3% of the purchase price.
The district bailiff will file a property transfer notification with the National Land Survey of Finland.
Vacating the property
If the debtor uses the premises sold or keeps property there, the buyer has the right to request official assistance from the enforcement officer to carry out eviction after the buyer has paid the purchase price. The eviction will, where applicable, follow the provisions of the Enforcement Code on eviction. The moving date will be set so that, unless there is a special reason, it is not earlier than one week or later than two weeks from the date on which notice of the move was served.
In eviction proceedings, the buyer may be authorised to dispose of low-value or valueless movable property as they see fit. The buyer must be prepared for any costs arising from enforcing the eviction to be borne by them. In practice, if movable property has been left at the property, clearing the property and disposing of the movable items will be the buyer’s responsibility and expense.
Transfer of possession and ownership
The buyer will obtain the right of possession of the property once the full purchase price has been paid. The buyer may not use the property in a way that reduces its value before they have received the deed of sale. The buyer will obtain ownership of the property upon receipt of the deed of sale. The deed of sale will be handed over when the full purchase price has been paid and the sale has become legally final.
Other information
The property has been seized and will be sold by open sale carried out by the enforcement officer, applying the general auction terms laid down in the Enforcement Code where applicable. The sales brochure is indicative and does not provide a complete description of the property.
Buyers are urged to familiarise themselves carefully with the property, the sales brochure and the attached documents before submitting a bid.
The State has a pre-emption right in the sale of real estate if the acquisition of the property is necessary for ensuring national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's Pre-emption Right in Certain Areas 469/2019, 29 March 2019).
Persons from outside the EU and EEA area may acquire real estate in Finland only if a permit is granted for the acquisition (Act on the Permits Required for Certain Real Estate Acquisitions 470/2019, 29 March 2019). The buyer is responsible for obtaining the permit and for any obligations arising from it. More information is available on the website of the Ministry of Defence.
Appeal
An appeal against the sale or against any sale-related or pre-sale action must be lodged within three weeks of the sale. Instructions for appeal will be attached to the sales decision.
