An apartment-share of 80 m² in Sulku, Jyväskylä, will be sold by online auction on the Huutokaupat.com website from 23 September to 18 October 2026 at 18:00, or two minutes after the last accepted bid.
Presentation of bids
The property will be sold by ascending bids in an online auction held on the www.huutokaupat.com website during 23.9.-18.10.2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or two minutes after the last accepted bid.

If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement authority, which will be added to the online auction as the maximum bid in accordance with the automatic bidding function. Buyer’s liability for compensation
Bids submitted in the online auction are binding. If a bid made is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
Payment terms
Deposit
The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder who made the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.
Payment period
If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. The payment period must be stated separately. If a payment period is used, annual interest must be paid on the full purchase price in accordance with Section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the prescribed time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out. The current default interest rate is 9.50%.
Obligations and rights transferred to the buyer
Obligations arising from the previous owner’s unpaid charges and payments are transferred to the buyer.
Significance of the housing company taking possession of the shares for the new owner
Under Chapter 3, Section 7 of the Housing Companies Act, the buyer is liable for unpaid charges relating to the apartment up to an amount corresponding to the charges for the month of transfer of ownership and the five immediately preceding months. As the residential apartment has been taken into the company’s possession, the new owner has the right under the Housing Companies Act to take possession of it before the possession period ends by paying, with interest, all costs arising from the taking into possession, the costs incurred by the company in repairing the apartment, and the unpaid charges, and those charge instalments that fall due for payment by the shareholder during the period of possession (Housing Companies Act, Chapter 8, Sections 7 and 6(2)). According to the property manager’s certificate dated 22.9.2026, the current amount and the new owner’s liability for the above overdue payments is EUR 1,801.06. The amount of the above receivable may change during the realisation process. Default interest also accrues on overdue receivables.

Company loan shares relating to the apartment
In addition to the purchase price paid in cash, the buyer assumes responsibility for the company loan share relating to the apartment, EUR 17,698.98 as at 30.9.2026.
The company loan share relating to the apartment remains payable by the buyer and is not deducted from the purchase price.
The buyer must ensure that the apartment-related obligations for which they are responsible are fulfilled to the housing company. Bids in the online auction should take these matters into account.
Transfer tax
The buyer is liable to pay transfer tax of 1.5%. The amount of the tax is calculated on the total of the purchase price and the obligations transferred to the buyer as of the date of transfer of ownership.
Transfer of possession and ownership
The buyer obtains the right of possession to the sale property when the full purchase price and any obligations transferred to the buyer have been paid. The buyer may not use the property in a manner that reduces its value before receiving the deed of sale. The buyer obtains title to the sale property upon receipt of the deed of sale. The deed of sale will be handed over once the sale has become legally final and the full purchase price and transfer tax have been paid.
Registration of ownership
The housing company has transferred the share register to the apartment information system maintained by the National Land Survey of Finland. The buyer must apply for registration of ownership within two months of the date of the deed of sale. The National Land Survey of Finland will invalidate the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.
Other information
