The object is sold in an online auction with increment bids on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 29.9.2026 at 13:00 or three minutes after the last accepted bid. The enforcement officer decides separately whether the highest bid shall be accepted or rejected.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides separately on accepting or rejecting the highest bid.

Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a purchase bid through the Huutokaupat.com service, the prospective buyer may submit a written purchase bid to the enforcement officer, which will be included in the online auction as a maximum bid in accordance with the automatic bidding system. A written purchase bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid, and the object number in the Huutokaupat.com service to which the bid applies.

If it is not possible to submit a bid via the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid is attached to the online auction as a maximum bid according to the bidding automation. However, the enforcement officer may not accept the highest bid if, in the enforcement officer's assessment, the bid clearly falls below the property's fair market value in the locality.

Payment terms:

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The remaining purchase price may, if necessary, be given a payment period of up to six weeks. The use of a payment period must be agreed separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with section 3, subsection 2 of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period. The interest under section 3, subsection 2 of the Interest Act is currently 2.5%.

Other information:
The property has been seized and is sold by free sale carried out by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.

Prospective buyers are urged to familiarise themselves carefully with the property for sale, the sales brochure and the attached documents. The sales brochure is indicative and does not provide a comprehensive description of the property for sale. Buyers should therefore inspect the property before submitting a bid.

The buyer is required to pay transfer tax of 1.5%. The tax is calculated on the total of the purchase price and the obligations transferred to the buyer, as of the date the ownership is transferred.

The buyer acquires ownership of the shares and the deed will be handed over to the buyer only when the sales decision has become final and the purchase price and transfer tax have been paid in full.
