Terms of Sale

The property is sold by ascending bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 30 September 2026 at 18:00, or three minutes after the last accepted bid.


The Enforcement Office is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.


If it is not possible to submit a bid via the huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer, which will be included in the online auction as the maximum bid according to the automatic increment system. The bid must be delivered no later than 28 September 2026 at 16:15 either by post to the Enforcement Office at Ulosottolaitos, PL 1, 00067 Ulosottolaitos, or by submitting a written bid to the registry of the Oulu office at Torikatu 34–40, 2nd floor, 90100 Oulu (open on weekdays from 8:00 to 16:15), or by email to oulu.realisointi.uo@oikeus.fi. The person submitting the written bid is responsible for ensuring that the bid has arrived by the stated deadline. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and include the bidder’s contact details, the maximum amount of the bid, and the huutokaupat.com item number to which the bid refers.


Bids submitted in the online auction and in writing are binding. If a bid is accepted, the bidder is obliged to pay the purchase price offered within the agreed payment period. Payment terms

Deposit

The buyer must immediately pay a deposit amounting to 20% of the purchase price into the Enforcement Office’s official funds account. The deposit cannot be paid by credit card. The Enforcement Office will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.


Payment period

If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. The payment period must be agreed separately. If a payment period is used, annual interest on the full purchase price must be paid in accordance with Section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.


If no payment period is used, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.


Mortgages

A total of one electronic mortgage deed worth EUR 150,000 has been registered against the property. The lien rights attached to the sold property will lapse and the mortgage will remain in force. The electronic mortgage deed will be transferred to the buyer, or to the person designated by the buyer, free of debt. No mortgage debt will be transferred to the buyer.


Connections

In addition to the purchase price, the buyer must pay directly to the water and electricity companies any receivables that the service provider requires as a condition for transferring the connection. The amount of any such arrears known at the time this sales brochure was prepared is:

- According to Raahen Vesi Oy, there are currently no arrears / 26.8.2026. An invoice due on 15.9.2026 for EUR 22.42 is outstanding.

- For the electricity connection of Elenia Oy, there is currently an electricity transmission debt burdening the connection of EUR 849.93 / 28.8.2026. The site contract was terminated for breach of contract on 1.7.2026, and the electricity was disconnected on 4.5.2026. The site has also entered the removal process, but the connection has not yet been dismantled (status 28.8.2026). The electricity connection cannot be transferred to the new owner until the encumbrances have been paid.


The amount of arrears may increase or decrease by the time ownership is transferred. Arrears are not paid from the purchase price.

The buyer is responsible for any fees arising from the transfer of connection agreements.
