The property will be sold by competitive bidding in an online auction on the www.huutokaupat.com website during the period 17/08/2026–11/09/2026. Participation in the auction requires registration. The deadline for submitting bids ends on 11/09/2026 at 13:00 or three minutes after the last accepted bid, whichever is later.
The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the one that the service provider's system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority. This will be attached to the online auction as the maximum bid according to the automatic increment mechanism. A written offer must be signed and must include the bidder's contact details, the maximum bid amount and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and is subject to the same conditions as the online auction. The enforcement authority reserves the right to end the sale or to extend the sales period.
Offers placed in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The buyer must apply for title registration (lainhuuto) for the acquisition within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration. The transfer tax is 3% of the purchase price.
If, at the buyer's request, the title registration application is initiated by the enforcement officer in connection with the notice of transfer, the transfer tax declaration must be made and the transfer tax paid on the same day that the notice of transfer is sent.
If the debtor occupies the premises sold or leaves belongings on the premises, the buyer may request official assistance from the enforcement officer to effect an eviction after the purchase price has been paid. The eviction will, as appropriate, follow the provisions on eviction in the Enforcement Code. The removal date will be set so that it is not earlier than one week and not later than two weeks from the date the removal notice is acknowledged, unless there is a compelling reason.
In the eviction procedure, the buyer may be authorised to deal with low-value or worthless movable items as they see fit. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if movable property remains at the site, cleaning and disposal of that property will be carried out at the buyer’s expense.
The buyer will receive the right of possession to the property when the full purchase price has been paid. The buyer must not use the property in a way that would reduce its value before receiving the deed of sale.
The buyer will receive ownership of the property upon receipt of the deed of sale. The deed will be handed over once the full purchase price has been paid and the sale has become legally valid.
The property is seized and will be sold by auction conducted by the enforcement officer in accordance with the general auction terms set out in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the property.
