More detailed information on the property for sale and the terms of sale are set out in the sales brochure.
The property is sold by upward bidding in an online auction held on the www.huutokaupat.com website. Participation in the auction requires registration. The deadline for submitting bids expires on 10 September 2026 at 13:00, or three minutes after the last accepted bid.
If it is not possible to place a purchase bid through the huutokaupat.com service, the prospective buyer may submit a written purchase offer to the enforcement officer, which will be included in the online auction as the maximum bid in accordance with the bidding automation. A written offer is binding and the same terms apply as in the online auction. The written offer must be signed and must state the bidder's identity and contact details, the maximum bid amount, and the item number on the huutokaupat.com service to which the offer relates. Submission of a written offer must be agreed in advance with the enforcement officer, and the offer must be delivered to the Hämeenlinna office of the Enforcement Authority no later than 9 September 2026 at 12:00. A bid sent by letter must be addressed as follows: Ulosottolaitos, Hämeenlinna office, Arvi Kariston katu 5, 13100 Hämeenlinna, Finland, or by email to: hameenlinna.realisointi.uo@oikeus.fi.
The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid. Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to terminate the sale or extend the selling time.
The buyer must immediately pay a deposit of EUR 5,000.00, unless the buyer is assessed as clearly solvent. The deposit may be paid in cash, by an equivalent means of payment or by security. An immediate transfer to the Enforcement Authority's official funds account is also possible. The deposit cannot be paid by credit card.
If the highest bid is accepted, payment time for the remaining purchase price may, if necessary, be granted until 9 October 2026 at the latest. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If a payment period is used, annual interest shall be paid on the entire purchase price for the whole payment period from the date of sale until the end of the payment period, in accordance with section 3(2) of the Interest Act. The reference rate determined semi-annually under section 12 of the Interest Act is currently 2.50%. If payment has not been made within the prescribed time, i.e. by 9 October 2026 at the latest, default interest under section 4(1) of the Interest Act will then be charged. The amount of default interest is currently 9.50% per annum.
This concerns jointly mortgaged properties that are sold in the same auction, as the properties form one whole, i.e. a courtyard area.
The property has been seized and is sold by the enforcement officer by way of open sale, applying as appropriate the general auction terms laid down in the Enforcement Code.
Prospective buyers are advised to familiarise themselves carefully with the property for sale, the sales brochure and the attached documents.
