Enforced sale of apartment 2 rooms + kitchenette + sauna, 45 m², shares in a housing company entitling possession, Oulu

Under a free sale pursuant to Chapter 5, Section 76 of the Enforcement Code, the shares of the housing company As Oy Oulunsalon Merikartano 1, numbered 121-210, which entitle possession of apartment A 2 at Uittokuja 2 A 2, 90460 Oulunsalo, are sold by enforcement.

The apartment comprises 2 rooms + kitchenette + sauna, with a living area of 45 m².

Obligations arising from the previous owner’s unpaid maintenance charges and payment defaults transfer to the buyer.

Apartment A2 has, by decision made at the general meeting on 23 July 2025, been taken into the housing company’s possession for up to three years due to unpaid maintenance charges.

The apartment taken into possession, the carport and the storage unit have, after the taking into possession, been let by the housing company under an open-ended tenancy agreement.

The lease began on 1 November 2025. When the share apartment has been let in accordance with Chapter 3, Section 6(1) of the Act on Housing Companies, the binding effect of the tenancy right against a new owner is determined under the Act on Residential Leases (481/1995). The amount of the shareholder’s overdue and unpaid maintenance charges and other fees as of 2 September 2026 is shown in the attached sale brochure and property manager’s certificate.

Because the apartment has been taken into the company’s possession, the new owner must, in order to obtain possession of the apartment, pay in full to the company the overdue unpaid maintenance charges and equivalent fees, as well as the costs incurred by the taking into possession. The amount payable to the company is shown in the attached sale brochure and property manager’s certificate.

The property is sold in its present condition.

The property has been seized and is sold by free sale conducted by the enforcement officer, observing as applicable the general auction terms laid down in the Enforcement Code. The sale brochure is indicative only and does not provide a comprehensive description of the property for sale.
