Sold is a seized leasehold with buildings in Kontiomäki, Paltamo, by public sale arranged by the enforcement officer. The sale will be carried out on the website www.huutokaupat.com. The deadline for submitting bids ends on 13.9.2025 at 18.00, or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the property. The written offer must be delivered by post or email so that it has arrived at the Enforcement Authority no later than 10.9.2026 at 12.00. The written purchase offer must state the bidder’s name, personal/business identity code and contact details. A written offer will be entered into the online auction as an opening bid. The submitter of a written purchase offer is responsible for ensuring that the offer is received by the stated deadline. A written purchase offer is binding and the same terms apply as in the online auction.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer. Payment period

If necessary, a maximum of six weeks’ payment time may be granted for the balance of the purchase price. The payment period must be agreed separately. If a payment period is used, annual interest in accordance with section 3(2) of the Interest Act must be paid on the full purchase price for the entire agreed period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the specified time, the buyer must pay late-payment interest in accordance with section 4(1) of the Interest Act on the full purchase price until the purchase price has been paid or a new sale has been carried out.

Obligations transferred to the buyer

At the time the sales brochure was prepared, the property had an electricity connection with Kajave Oy and water and wastewater connections with Paltamo municipality. The connections will transfer to the buyer if they remain transferable once title to the property passes. However, the buyer must first pay all outstanding charges affecting the connections to the service providers in order to have the connections transferred into their name.

Arrears affecting the water and wastewater connection amounted to EUR 603.87 on 24.8.2026.

Arrears affecting the electricity connection amounted to EUR 50.39 on 18.6.2026.

The amount of the service providers’ receivables may change during the sale, and they will not be paid from the property’s purchase price.

The buyer is responsible for any fees charged for the transfer of connection agreements.

The buyer must apply for title within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.

Sales terms of the object

The object is sold by online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 13.9.2026 at 18.00 or 3 minutes after the last purchase offer accepted into the auction has been made.

Failure to pay the offered purchase price may lead to the buyer’s liability for compensation in accordance with Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a bid via Huutokaupat.com, the prospective buyer may submit a written bid to the enforcement officer. The bid is added to the online auction as a maximum bid under the increment function. The bid must be submitted in writing to the Enforcement Authority no later than 10.9.2026 at 12.00 at the address Enforcement Authority / Kajaani office, Lönnrotinkatu 2 A, 4th floor, 87100 Kajaani, or by email to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object on Huutokaupat.com to which the bid relates.
