Terms of Sale

The lot is sold in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 17 August 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system operation. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it reaches the Enforcement Authority by 11 August 2026 at 12:00. The property is seized and sold privately under the enforcement officer’s supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms

The enforcement officer informs the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer issues the sale decision, which is delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest is payable on the whole purchase price for the payment period from the sale date until the payment period ends. The reference interest rate is currently 2.50%. If payment is not made within the granted period, a late interest is charged thereafter, currently 9.50% per year.


Buyer’s obligations


The buyer must pay the transfer tax of three per cent for the transfer of ownership of the property on their own initiative before applying for title registration and no later than six months from the date of the contract. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emption right to acquire the property if acquisition is necessary to ensure national defence, border control or border security, or to supervise or secure territorial integrity (Act on the State’s pre-emption right in certain areas 29 March 2019/469).


Foreign persons defined by law may acquire real estate within the territory of the Republic of Finland only if a permit is granted (Act on the State’s pre-emption right in certain areas 29 March 2019/470).

The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the object on Huutokaupat.com to which the bid relates.
