The property is sold in an online auction with automatic increments on the website www.huutokaupat.com during 7 Aug–26 Aug 2026. Participation requires registration. The deadline for submitting bids expires on 26 Aug 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the selling period.

The property is seized and sold by private sale arranged by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. The enforcement officer issues the sales decision to the parties when the payment appears on the account. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If needed, up to six weeks' payment time may be granted for the balance from the sales decision. In that case, annual interest is charged on the whole purchase price for the entire payment period from the date of sale until the payment period ends. The reference rate is currently 2.50%. If payment is not made within the granted period, annual late-payment interest is charged thereafter, currently 9.50%.

Obligations transferred to the buyer

On transfer of ownership, the buyer must pay the transfer tax of three per cent proactively before applying for title registration and at the latest within six months of signing the deed. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre‑emption right in the sale of the property if acquisition is necessary for national defence, border control or border security, or for ensuring the inviolability or security of the area (Act on the State's Right of Pre‑emption in Certain Areas 29 Mar 2019/469).

Certain foreign persons defined by law may acquire a property in the territory of the State of Finland only if permission for the acquisition is granted (Act on the State's Right of Pre‑emption in Certain Areas 29 Mar 2019/470).

If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority by 24 Aug 2026 at 12:00 to the address: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
